How bathroom zones decide what fittings are permitted where, why extract and RCD protection matter more than finishes, and what to confirm before you order anything.

Bathrooms are divided into zones based on distance from water, and each zone limits what fittings and accessories are permitted there. Anything inside a shower or bath area needs a high ingress protection rating and low voltage where required, extract ventilation needs its own supply, standard sockets are not allowed except shaver units, and everything must sit on RCD protection with supplementary bonding assessed. Get the zones wrong and the room is genuinely dangerous.

What are bathroom zones and how do they work?

The zoning system exists because the risk is not uniform across the room. Directly inside a shower enclosure, direct water contact is likely. A metre from the bath it is less likely. By the door, lower again. Rather than banning electricity from bathrooms, the wiring regulations divide the space into zones and set out what each will tolerate.

In practice, inside a bath or shower is the most restricted area, where only fittings designed for immersion or direct spray belong and low voltage is often required. The area immediately around it takes fittings with a high ingress protection rating. Beyond that the rules relax, but even in the outer part of the room standard 13 amp socket outlets are not permitted, with shaver supply units the recognised exception. Every luminaire, extractor, heater and accessory has to be selected for its zone, not chosen from a catalogue because it looks right. Building regulations treat this as notifiable work.

What the zones actually govern

  • The ingress protection rating of every light fitting, extractor and accessory
  • Whether low voltage is required rather than mains at that position
  • Where a shaver supply unit may go, and where no socket outlet is permitted at all
  • Positioning of heaters, towel rails and any switching within reach of the bath

Why do so many bathroom installations fail on the small details?

Because bathrooms are usually refitted by tilers, plumbers and fitters working to a design nobody electrical has reviewed. A downlight specified on finish rather than rating. An extractor with no isolation. A towel rail wired from the nearest available point. A demister mirror that arrives on site with a flex and no plan for where it connects.

None of those are exotic mistakes and all of them are avoidable, but they need the electrical requirements settled at design stage alongside the tiling and the sanitaryware. If you are having a bathroom rewired or refitted, the electrical layout should be marked up before the walls are boarded, exactly as it would be in a kitchen. Once the tiling is on, a fitting in the wrong zone is a very expensive correction.

Extract ventilation is the item most often treated as an afterthought. A bathroom fan needs a supply, usually needs to run on after the light goes off, and where it ducts externally the run and termination decide whether it clears moisture. A fan that is wired but ineffective leaves you with condensation, which then damages the decoration you just paid for.

What does RCD protection and bonding mean in a bathroom?

Every circuit serving a bathroom needs RCD protection. That is the device that detects current leaking to earth and disconnects fast enough to prevent a fatal shock, and in a room where you are wet and often barefoot it is the single most important safeguard present. If your board has no RCD protection, the bathroom circuits cannot be considered compliant, and that generally means the board is brought up to standard as part of the work.

Supplementary bonding is the other half of the question, and it depends on the protection arrangement and the condition of the installation. In older properties with metal pipework it was standard practice, and whether it can be omitted in a particular bathroom is a judgement based on tested values, not an assumption. An electrician verifies this rather than guessing, and it is one of the reasons electrical testing on the existing installation is useful before a bathroom is refitted. How is a bathroom installation done properly?

The electrical work sits inside the fitting programme, and the order determines whether anything has to be undone.

1Review the layout and select for zone

Take the bathroom design and confirm every fitting, accessory and heater against the zone it will occupy before anything is ordered.

2Check the board and protection

Confirm RCD protection, spare capacity and the earthing arrangement, and assess whether supplementary bonding is required.

3First fix on bare walls

Run circuits, install back boxes, route lighting and extract wiring and set the connection point for any mirror or heater.

4Coordinate with tiling and boarding

Confirm positions and heights against the tile layout and sanitaryware before anything is covered.

5Second fix and commission

Fit luminaires, extractor, shaver unit and heating, then commission the extract including any overrun.

6Test and certificate

Verify earthing, continuity, insulation resistance, RCD operation and bonding values, and issue the installation certificate.

What drives the electrical cost on a bathroom?

The main variable is whether the room already has compliant provision. A bathroom that has RCD protected circuits, a working extractor and lighting in sensible positions needs far less than one where the fan is decorative, the fittings are wrong for their zone and the board has no RCD protection at all. On older properties it is usually the latter, and the board work is done for the safety of the whole house rather than just this room.

Beyond that the specification does the rest. Every added item, a demister mirror, a heated towel rail, underfloor heating, is a supply, a route and a termination. Solid masonry walls mean chasing and making good, heavier than a stud wall. And where supplementary bonding is needed, that means accessing pipework, which depends on the existing plumbing. Can I have a normal plug socket in a bathroom?
